Old Slabs and New Slabs in One City
Epoxy flooring in DeLand means working on two very different kinds of concrete. The city was named for Henry DeLand in 1876 and incorporated in 1882. It has been the county seat since 1887 and is home to Stetson University. It is also growing fast. The population rose from 27,031 in 2010 to 37,351 in 2020, an increase of 38.2%. In one week we might grind paint off an old garage near downtown and then coat a new three-car garage in a subdivision on the edge of town.
Older homes near downtown
DeLand's Garden District was developed from 1900 to 1920, and many Mediterranean Revival buildings went up during the 1920s land boom. Older homes often have small detached garages, carports or slabs that have been painted, patched and repainted over the years. Here is how we approach them:
- Grind off old paint and sealer down to sound concrete
- Fill cracks and level low spots before coating
- Test for moisture, since older slabs often have no vapor barrier
- Choose a system that fits the space, often a flake floor with a polyaspartic topcoat
A converted garage, studio or workshop behind an older home can also be a good place for metallic epoxy.
New construction
New slabs have different problems. They are often smooth and hard from power troweling, and coatings will not grip them until the surface is ground. Many new builds also have curing compounds on the surface. We remove all of that before the primer goes down. New concrete also needs time to cure before it is coated. If your house is just finished, we will check the slab and tell you whether it is ready.
Inland weather
DeLand sits inland at about 72 feet above sea level. It averages about 55.49 inches of rain a year under 1991 to 2020 normals, more than the coast. Humid summer air and afternoon storms affect how we schedule. We check humidity, slab temperature and dew point before each coat. DeLand also gets real cold snaps. The record low is 15°F. Our polyaspartic and epoxy systems handle those swings once cured, but we will not install on a slab that is too cold.
Downtown businesses
Woodland Boulevard runs through the Downtown DeLand Historic District. Shops, restaurants and offices there often want a floor that looks finished and holds up to foot traffic. Metallic epoxy, solid-color epoxy and flake systems all work for retail and service spaces. We can schedule commercial work to keep your business open as much as possible, and we write the cure times into the quote.
Student rentals and landlords
With Stetson nearby, some DeLand homes are rentals. Landlords often ask for flake floors because they hide wear, resist stains and clean up quickly between tenants. A coated garage or utility room is also easier to inspect at move-out than bare, stained concrete. We can schedule work between leases.
Hangars and shops
DeLand Municipal Airport serves general aviation, and the city calls itself the skydiving capital of the world, with more than 500 people working in that industry. Hangars, rigging rooms and shops need tough, bright floors that are easy to keep clean. Our commercial and shop floor system is built for that kind of work.

DeLand Questions
Can you coat a painted garage floor in an older DeLand home?
Yes. We grind the old paint off down to bare concrete, then fill cracks and test for moisture. Coating over old paint is the most common reason a new floor peels, so we always remove it first.
How long should a new slab cure before coating?
It depends on the mix and the weather. We test the slab's moisture before we schedule. If it is not ready, we will tell you and set a date when it should be.
Do you coat floors for downtown businesses?
Yes. We install metallic, solid-color and flake systems in retail, restaurant and office spaces, and we plan the work around your hours where we can.
